No. EstateRadar is an independent property technology platform. We don't represent buyers or sellers; transactions are conducted through licensed real estate professionals.

Is it free to search?

Yes — browsing and AI search are free for buyers and renters.

How do I buy property in Cyprus from the UK?

Start by shortlisting current Cyprus listings, then appoint an independent Cyprus lawyer to check title, permits and encumbrances. A reservation agreement may be followed by the contract of sale, completion and title transfer; your lawyer should confirm the current requirements, taxes and permissions for your circumstances. What should I check before reserving a new development?

Before paying a reservation fee, ask an independent Cyprus lawyer to review the title position, planning and building permits, encumbrances, developer and project documents, payment and refund terms, completion date, utilities and any owners' or management obligations. Confirm exactly what is included in the specification and contract; this is general information, not legal advice.

How does EstateRadar verify public property facts?

EstateRadar presents facts observed from public listing data and the property detail page, with a verification or sync timestamp where available. Displayed asking prices are not valuations, and unavailable or stale facts are not presented as current. Public inventory can change, so check the detail page before relying on it.

Can I contact someone about a specific EstateRadar property?

Yes. Open the property's public detail page and use the contact or enquiry action shown there. The relevant licensed professional or listing contact can confirm current availability and arrange next steps; availability and asking prices may change after publication.

Is this EstateRadar price an asking price or a valuation?

A price shown on a public EstateRadar listing is the observed asking price from the listing source. It is not a licensed valuation or a guarantee of the final transaction price. Any separate estimate is labelled as an estimate and should not be treated as an official appraisal or financial advice.

Which current listings link directly to full property details?

Public catalogue cards link to the corresponding property detail page when a detail page is available. Open that page for the full published facts, media and contact action; availability, prices and source data can change, so verify the detail page timestamp and current status.

AI & analytics

How does the AI rank listings?

On your stated criteria plus data signals — price vs the area median, comparables, confidence and yield. The reasoning is shown on each listing, and paid promotion is always labelled Sponsored.

Are your valuations official?

No. They're preliminary, comparables-based estimates shown as a range with a confidence level — for information only, not an official valuation or financial advice.

Can the AI be wrong?

Yes. Estimates rely on asking-price data and may differ from a licensed valuation or final sale price. Where confidence is low, we say so.

For owners

How do I list my property?

Use the List a Property form. The AI qualifies your submission, you confirm the details, and a licensed agency reviews and signs before anything is published.

What are the commission terms?

Indicatively: resale 5% + VAT, rental one month's rent + VAT, and new developments under a separate developer agreement. Final terms are confirmed by the licensed agency.

Does the AI sign anything for me?

Never. The AI only assists; a licensed professional makes the final decision and concludes every agreement.

How do I connect my inventory?

Import via XML, REST API, RERA XML, CSV or manual upload. Most partners are live within a day.

Will my leads and identity be protected?

Yes. Supplier logos, names and contacts are stripped on public surfaces so buyers can't bypass you.

Where do my listings get published?

One listing distributes to the Website, Mini App, Telegram and partner marketplaces, with per-channel slot limits.
